Hove, 1930s semi

Whole loft, one visit

The problem
A stepladder through a tiny hatch, 100mm of slumped insulation and boxes sinking into it.
What we did
Widened the hatch and fitted a timber folding ladder, topped insulation to 270mm, laid 14m² of raised boarding and a switched LED batten light. One day, one invoice.
The result
A loft the owners can stand up in, storage that stays dry, and a bedroom below that is noticeably warmer.

Brighton, Victorian terrace

Squirrels, then the clean-up

The problem
Scratching at dawn, droppings on the landing, and a lighting circuit that had started tripping.
What we did
Found the entry at a rotten soffit and two gaps at the eaves. Proofed with galvanised mesh, stripped and replaced soiled insulation, replaced a chewed cable run and certified it.
The result
Quiet mornings, a safe circuit and photographs of every sealed entry point for the owner's records.

Lewes, 1960s bungalow

The leak that was not a leak

The problem
A growing stain on the bathroom ceiling. Two roofers had quoted for tiles.
What we did
The bathroom fan was ducting straight into the loft. Fitted an inline fan on a short insulated run to a new tile vent, added eaves ventilation and replaced the wet insulation above the bathroom.
The result
Roof timbers dry within a month. No tiles needed.

Worthing, 1950s semi

Old tank out, space back

The problem
A redundant cold water tank on a sagging platform, taking up the only flat area in the loft.
What we did
Drained and cut up the tank, capped the pipework, lagged every pipe above the insulation, sistered a notched joist and boarded the freed-up space.
The result
Six square metres of new storage where the tank used to be.
